Just a week ago, we published an article titled “Is Chipotle Coming to Boerne? Not So Fast…” After a Chipotle logo appeared on site plans for the upcoming Starbucks project off Herff Road, we reached out to the City of Boerne and were told that while there had been discussions, no Chipotle was planned for that site — and no location had been confirmed anywhere in town.

Well, things can change fast around town.

A New Filing Reveals Plans for Chipotle in Boerne Town Center

According to a new filing with the Texas Department of Licensing and Regulation (TDLR), Chipotle Mexican Grill has officially registered plans for a Boerne location. The filing outlines construction at 34674 IH-10 W., Suite 101, inside the upcoming Boerne Town Center development.

The details:

• Project Name: Chipotle Mexican Grill – Boerne TX
• Start Date: July 28, 2025
• Completion Date: December 12, 2025
• Scope: Interior build-out of a 2,300 sq ft shell space, new pickup window, entryway adjustments
• Estimated Cost: $300,000

This would place Chipotle just down the road from where it was originally rumored to be — this time, right in the heart of the new Sprouts-anchored shopping center that already has confirmed tenants like Panda Express, Chicken Salad Chick, Freddy’s Frozen Custard, McAlister’s Deli, Playa Bowls, and more.

From “Maybe” to “Yes”

This new filing resolves weeks of speculation. While Chipotle was previously shown on a preliminary site plan for the Starbucks project off Herff Road and Gallant Fox, city staff told us at the time that those plans had changed and that Chipotle was not expected at that site.

However, even back then, the Boerne Town Center development — located off IH-10 and Christus Parkway — had a placeholder listed for a “Mexican QSR (Quick Service Restaurant),” and Chipotle clearly fits the bill.

That said, it’s worth noting that TDLR filings are always subject to change.
