A second Starbucks is officially in the works for Boerne — this one planned for the SoBo District near the corner of Herff Road and Gallant Fox.
The new location will sit on the east side of the site where BoERne (a Boerne emergency room) held a groundbreaking ceremony this week for its future facility. While signs posted on the neighboring lot simply directed residents to the city’s website for more information, we had heard rumors this was going to be a Starbucks.
Now, it’s confirmed.

Drive-Thru Plans Revealed in Neighborhood Meeting
On Tuesday evening, the City of Boerne’s Planning Department held a virtual Boerne Neighborhood Discussion (BND) meeting on Zoom to discuss a Special Use Permit (SUP) request for a drive-thru at the site. While the zoning (C2 – Transitional Commercial) already allows for a coffee shop, the drive-thru requires special approval.
During the meeting, city staff and the project representative presented an overview of the proposed Starbucks and explained why a drive-thru is critical to traffic flow and customer service at this specific location. The tone of the presentation was informal but informative, with visuals and reasoning behind the design choices.
Franci Linder, Assistant Planning Director, noted that the project will go before the Planning and Zoning Commission on May 5, 2025, at City Hall, where the public will have an opportunity to weigh in on the drive-thru request. Meeting details here.
Where It Fits in the SoBo District
The proposed Starbucks will occupy Lot 11A in the Commons at Menger Creek, located in the South Boerne Overlay District (SoBo). The northeast corner of Gallant Fox and Herff Road has been steadily attracting new development, with the BoERne ER and other commercial projects taking shape nearby.
This is on the other side of Herff Rd from where permits were filed for an HTeaO location:
This new Starbucks will mark the second location in Boerne, joining the existing store on the opposite side of I-10 near Boerne Stage Road.
