If you’ve been wondering when things at Boerne Town Center are finally going to start moving again, there’s now a clear answer.
The City of Boerne has officially released all required permits for individual tenant finish-outs at Boerne Town Center, clearing the way for restaurants and retailers to begin building out their spaces.
That means the you should soon see visible construction by individual businesses.

City Confirms Permits Are Ready
According to City of Boerne Communications Director Chris Shadrock, there are no remaining city-level roadblocks holding tenants back.
“The work being done at Boerne Town Center is tenant finish-out, and they can begin whenever they want,” Shadrock said. “The city has released all necessary permits for each establishment going in the sites.”
In short, once a tenant is ready to go, they’re cleared to move forward.
McAlister’s Deli Appears First in New Filing
A newly filed Texas Department of Licensing and Regulation record shows McAlister’s Deli as the first tenant actively moving into construction planning at Boerne Town Center.
The filing lists a projected construction start date of February 1, 2026, with an estimated completion date of May 20, 2026. As always, those timelines are subject to change, but they provide the strongest signal yet that tenant build-outs are officially underway.
Timelines Match What Tenants Have Been Saying
This update lines up closely with what The Boerne Life heard back in December.
At the Jingle All the Way 5K, representatives from Nothing Bundt Cakes confirmed they were part of the Boerne Town Center project and shared they had been told to expect a mid-2026 opening window, with June mentioned as a rough target.
If McAlister’s does wrap construction by late May, it would fit neatly into that same general timeframe.
What This Means for Sprouts, Chipotle, and Others
Sprouts Farmers Market remains the anchor tenant at Boerne Town Center, with Panda Express, Chipotle, Nothing Bundt Cakes, and others expected to follow. While not every tenant files permits at the same time, McAlister’s showing up first is often how these developments unfold.
Now that permits are in place, additional filings are expected to appear as more tenants begin their own build-outs.
Businesses planned to go in last we heard:
- Sprouts Farmers Market
- Freddy’s Frozen Custard
- Chicken Salad Chick
- Nothing Bundt Cakes
- Bad Ass Coffee
- Playa Bowls
- Red Wing Shoes
- Matador Barbershop
- KFC + Taco Bell
- McAlister’s Deli
- Chipotle
- Panda Express
- Club Pilates
Bottom Line
Boerne Town Center individual tenants are no longer waiting on city approvals. The permits are issued, the infrastructure phase is complete, and tenants are cleared to begin construction.
McAlister’s Deli appears to be first out of the gate, with a projected late-spring 2026 completion that aligns with what other confirmed tenants have shared.
As always, timelines can shift, but this is the clearest sign yet that Boerne Town Center is moving from planning to reality.
We’ll keep monitoring filings and progress and will share updates as more tenants officially break ground.

Do we know when approximately Sprouts will open? We need more than one grocery store in town!
