Years after it was first announced, it looks like Boerne Station Business Park may finally be moving forward.
According to a recent filing with the Texas Department of Licensing and Regulation (TDLR), the long-delayed commercial development is now targeting a July 1 construction start date, with an estimated two-year buildout and a projected cost of $900,000.
The filing signals renewed momentum for a project that was first announced nearly six years ago. A sign still standing on the property along Ebner Street features the original mock-up for the site — a nostalgic design inspired by Boerne’s railroad history.
The History of the Property
Boerne Station Business Park is proposed on the site of the original Boerne train depot, which was once a bustling stop along the San Antonio & Aransas Pass Railroad (S.A. & A.P.). That line began passenger service in 1887, transforming travel from a grueling seven-hour stagecoach ride into a much shorter rail journey from San Antonio.
The first Boerne Depot was built around 1906, serving locals and visitors alike until the line was abandoned in 1971. The replacement depot shut down and was moved, and the former railroad right-of-way is now repurposed as the Old No. 9 Trail — a well-loved hike and bike path that traces part of Boerne’s past.
The original vision for the business park sought to honor this legacy by reimagining a depot-style building flanked by warehouse-inspired structures. According to original Facebook post still available online, the plan included three free-standing, single-story commercial buildings ranging from 2,800 to 4,250 square feet.
It’s unclear if those exact plans are still in place — but the name, signage, and proposed location remain the same.

The new TDLR filing offers no official timeline beyond the July 1 target start and two-year estimate, and no updated designs have been released. It’s also worth noting that TDLR filings are subject to change at anytime.
