With two city meetings scheduled early next week, here’s a clear update on what’s being reviewed related to the Buc-ee’s project in Boerne and what each item actually means.

On Monday, January 12, 2026, the Boerne Planning and Zoning Commission is scheduled to review the final plat for the main Buc-ee’s property. According to Chris Shadrock, Communications Director for the City of Boerne, this item relates to the large parcel of land where the Buc-ee’s store itself will be built.

“Planning and Zoning is considering for approval the final plat for the large property that Buc-ee’s owns. This is where the store will be built,” Shadrock said.

A final plat is a technical step in the development process that formally documents how the property is laid out.

The following evening, on Tuesday, January 13, 2026, Boerne City Council is scheduled to consider an item related to a separate, smaller parcel of land tied to the project.

“City Council will be considering approval to ratify the zoning for the smaller five-acre tract of land,” Shadrock explained. “This is for the extra parking.”

This parcel is adjacent to the main Buc-ee’s site and is intended for additional parking only. The zoning ratification is part of a process to ensure the property is properly classified under Boerne’s Unified Development Code, which was adopted after the land’s previous zoning designation was retired.

To clarify, Shadrock said “These are two separate parcels of land.”

This update comes after the City of Boerne and Buc-ee’s finalized a revised development agreement in late 2025 that addressed several community concerns. Under that agreement, the project was capped at a 54,000-square-foot store with no more than 100 fuel pumps, a reduced sign height, dark-sky–compliant lighting, restrictions on tractor-trailers except for deliveries, and additional buffering near nearby neighborhoods.

Those revisions are already in place and are not part of the items being considered in the upcoming Planning and Zoning Commission or City Council meetings.

As for timeline?

At this time, there is no official timeline for the opening of Buc-ee’s. City officials have indicated it is very unlikely the project will be completed in 2026.
