Even the best ghost story starts with a flicker of the lights. But if your house is doing that a little too often, it might not be haunted — it might just need an expert.

1. The Kendall Inn

The Kendall Inn

128 W Blanco Rd, Boerne, TX 78006

Built in 1859, The Kendall Inn is a historic landmark, but it’s also said to be one of Boerne’s most haunted places. Guests and staff have reported flickering lights, cold drafts, and mysterious footsteps, with some even claiming to have seen ghostly figures in the hallways.

In fact, a former bartender told me he personally saw the fireplace light itself! Another local told me they had a cold hand place on their shoulder there, but when they turned around, no one was there. Spooky!

2. Johns Road Antique Mall

Johns Road Antique Mall

850 Johns Road, Boerne, TX 78006

The Johns Road Antique Mall is a treasure trove of old items—and possibly old souls. Some visitors claim to have seen a ghostly young boy roaming the aisles, while others report strange noises and cold spots throughout the store. If you love antiques and ghost stories, this might be the perfect spot for a spooky shopping trip.

Out of curiosity, I stopped by and talked to a nice lady who was working the front counter. She said she has personally witnessed multiple unexplainable occurrences, ranging from things falling off the wall to the sounds of winding toys. In fact, she doesn’t like to stay past closing in the store by herself! Her hypothesis is that items brought in from estate sales may be attachments to their former owners.

Another person we know who has a booth in the Antique Mall confirmed she has experienced unexplainable phenomena there as well.

3. Dienger Building

The Dienger

210 N Main St, Boerne, TX 78006

The Dienger Building, once a library and general store, is now a popular gathering spot—but apparently not just for the living. Past employees have reported hearing phantom voices, lights flickering, and objects moving on their own. There are even reports of a ghostly-looking woman standing by the staircase.

We’ve heard that people think the haunting could be tied to the fact that the original owners, the Diengers, didn’t approve of alcohol being sold in the restaurant after their deaths. Whatever the case, its rich history makes it a must-visit for anyone seeking a paranormal experience in Boerne.

4. Phillip Manor

Phillip Manor

706 S Main St, Boerne, TX 78006

Formerly a hotel and boarding house, Phillip Manor is a prime spot for ghost sightings. Several former guests have reported seeing shadowy figures in their rooms or hearing strange sounds in the middle of the night.

The manor has been used for various things over the years. Perhaps most recently, it operated as a bar that was open to local patrons about a decade ago. We had drinks there a few times and played pool (although it was classy enough that I feel like I should probably say “we played billiards”) but I never experienced anything ghostly.

5. Carstanjen-Hall Home (Lovorn Law Firm)

Lovorn Law

705 S Main St, Boerne, TX 78006

Previously a restaurant known as El Chaparral and later La Mansion, the building now houses Lavorn Law Firm. It is said that former patrons and employees have experienced ghostly encounters, with stories ranging from unexplained footsteps to eerie sounds echoing in the hallways. Even after the building’s transformation, its haunted reputation continues to draw curiosity.

Incidentally, this is right across the street from #3 on this list. And we’ve heard that a tunnel used to connect the two. Or maybe it still does…

Back when it was La Mansion, we were eating there and someone told us that they had experienced strange happenings upstairs. I believe there was a bathroom up there for patrons, if memory serves me right, and I wasn’t very keen on using it, as a boy drowned in the tub and reportedly haunts the space.

More recently, one of the current employees confirmed that they’ve personally seen some strange things in the house, but the ghosts are nice!

6. The Richter Building

153 S Main St, Boerne, TX 78006

The Richter Building has well over a century of stories that go bump in the night. Owner Guy Sanders says the unexplained activity ranges from hearing German voices in empty rooms to footsteps on the stairs when no one else is around.

Contractors have even refused to work after reportedly seeing a ghostly customer waiting for a drink at the 1869 Bar. As Guy puts it, “We never know when or how the next spooky event will happen… maybe you’ll be next to witness.”

7. Former Boerne City Hall

402 E Blanco Rd, Boerne, TX 78006

If you’ve ever driven by the old city hall building at night, you already know it looks creepy. When I took this picture, the hair on the back of my neck was standing up. No lie.

According to longtime city staff, the old Boerne City Hall had its share of supernatural activity. Some claimed the spirit of former Mayor Pro Tem Donald Gourley haunted the building, while others reported seeing a mysterious man in a trench coat and black hat wandering the halls.

Whether city business continues in the afterlife is anyone’s guess.

8. Theis House

100 Newton Alley, Boerne, TX 78006

Hidden behind Flashback Funtiques, Theis House is believed to be Boerne’s oldest home, built in 1858 by the Theis family. Lauren Watson, owner of Under the Fig Tree (which once operated out of the house), recalls some lighthearted paranormal moments.

“One day a shot glass sitting on top of a display came flying off without anyone touching it,” she said. “I picked it up, put it back further on the shelf, and two seconds later it came flying off again. Five of us saw it happen! Nothing scary—it just makes me chuckle.”

Boerne may be a small town, but its haunted history is as big as its Texas charm. Whether you believe in ghosts or not, these spots are sure to add a little thrill to your visit. Maybe a little much for the smaller kids, but the older ones might enjoy! Let us know if you’ve experienced any paranormal activity in Boerne in the comments below!

  1. Yes!!! You might want to add in your article that the old library actually has an **underground tunnel** beneath it that connects to the Ye Kendall Inn!!!! So crazy right!!!???

The Ghosthunter people (I can’t remember their exact name right now) did an entire TV episode on it where they exposed this – and apparently the tunnel was created to help the Boerne people get out in time when the Indians were raiding the town.

Wish I could give you more info on it, hopefully you can find the TV episode, I think it was around 2009, so quite awhile ago now.

  3. Before the Carstanjen-Hall Home was El Chaparral or La Mansion, there was another really good restaurant there called Country Spirit! Very fitting name, wouldn’t you say?👻
