WHATEVER HAPPENED TO THESE BOERNE DEVELOPMENTS?

Over the last few years, we’ve shared news about some pretty big projects coming to Boerne. But drive by several of those sites today and you might be wondering the same thing we are: what’s going on?

Here’s where a few of them stand:

Baptist Hospital — I-10 & Hwy 46
Baptist purchased 23+ acres years ago for a new acute-care hospital and medical office building. Site work finally began last year and the property has now been extensively cleared, but vertical construction has yet to begin. Baptist previously said construction was expected to begin in 2026, although an official completion date has not been announced.

Boerne Specialty Hospital — Hwy 46 near Champion
Announced in 2025 by the team behind Fair Oaks Emergency Room, plans called for a specialty hospital with emergency care, inpatient rooms, imaging, surgery and medical offices. As of now, we haven’t seen any visible construction activity at the site. The sign is still there.

Herff & River District — 12 Herff Road
This one actually held a groundbreaking in June 2025. Plans included 12 Herff Steakhouse, Meet Me Outside, Kiddie Academy and future retail space. More than a year later, though, there has been little to no visible progress at the property.

Buc-ee’s — I-10
The granddaddy of Boerne’s “is it still coming?” projects. Buc-ee’s was first announced more than a decade ago. Some site work has taken place, but the property has been quiet for quite a while. We recently asked the City about it, and their answer was clear: “Buc-ee’s is still coming.” The City says it is awaiting bid documents/paperwork for the new road.

Siena Court Garden Homes Frey Street
This 25-home project has been around in some form since its preliminary plat was approved in 2018. A final plat was approved in January with several conditions that must be completed before the development moves forward. The preselling sign has since come down, and we haven’t seen visible activity at the property.

Boerne Center — Herff Road & Oak Park
Unlike the others, the building itself is finished, with construction beginning well over a year ago. The problem? It’s sitting empty. A filing earlier this year identified T-Luxury Nail Spa as the first planned tenant, but we haven’t seen signs of that buildout yet, and the remaining spaces continue to appear vacant.

None of this necessarily means these projects are dead. Development timelines change, financing changes, permitting takes time, and sometimes projects sit quiet for months before suddenly taking off.

But considering how many people ask us about these places, we figured it was time for a status check.
